Feasibility & Preliminary
Design Service

Architects has instituted a program to provide feasibility studies
and preliminary design services to residential and commercial clients.
This service can be custom designed to include any or all of the following
services.
Meeting with the owners prior to the purchase of any parcel of land
to develop a preliminary program of the owners needs and priorities. This
will allow the owner to better determine exactly what their needs are.
Thereby making their search more efficient.
Meeting with the owner and touring a particular parcel of land. Or
several parcels prior to the purchase to discuss the relative merits of
a particular site, proposed locations for developments, and the practical
application of the owner's desires for the site.
Preliminary site plans and floor plans so that the owner can better
determine if the parcel is appropriate to the needs of the owner before
or after the purchase of the land.
Preliminary exterior elevations to help the owner visualize the proposed
structure on the site.
Evaluation of governmental regulations and deed restrictions of a
particular parcel to verify that the program can be constructed on the
proposed parcel.
Consultation with civil hydrological and soil engineers to verify
the practicality of the proposed development.
The Architect's Basic Services
The Architects Basic Services are generally subdivided into five
consecutive phases, each of which should be approved by the Owner prior
to continuing with the following phase. All of the phases described in
this section are included in the standard Architects contract, however
it is possible to eliminate or combine some of the phases described below
in order to facilitate the speedy completion of the Contract Documents.
These phases are generally known as follows:
Schematic Design
The architect consults with the owner to determine the basic requirements
generally making notes and sketches to define these requirements. The Architect
then prepares schematic design studies leading to a recommended solution
for the project. After the owner's approval, the architect submits a statement
of probable project construction costs (based on current unit costs of
area or volume) and a proposed schedule for the completion of the design
phase and a construction time.
Design Development Preliminary Drawing
Based on the approved schematic design documents, the architect
prepares the design development documents, consisting of plans, elevations
and other drawings, and documents to fix and illustrates the size and character
of the entire project, as to kinds of special finish materials, type of
structure, mechanical and electrical systems, and such other work as may
be required. A revised statement of costs and schedule may also submitted
with this phase.
Construction Documents Working Drawings and
Specifications
After the Owner's approval of the design development documents,
the architect prepares working drawings and specifications for the necessary
site work, architectural, structural, mechanical, electrical, equipment,
appliances and all other items to be included or provided. When competitively
bidding the project the bidding information, proposal and contract forms
are drafted for the approval of the Owner and Owner's attorney. During
this phase the architect keeps the owner informed of any adjustments to
previous schedules and cost estimates which may be caused by changes in
the scope of the work, market conditions, or requirements of the project.
The architect assists the owner in securing approval of governmental authorities
having jurisdiction in the design of the project after the drawings and
specifications have been completed.
Bidding and Negotiation
The architect assists the owner in obtaining bids or negotiated
proposals and in awarding and preparing construction contracts.
Construction Phase General Administration of
Construction Contracts
The Architect assists the owner in general administration of the
construction work. Periodic visits to the site are made as the construction
work progressed; the architect or his representative, during these or other
visits, familiarizes himself generally with the progress and quality of
the work to determine if the quality of the work is progressing in accordance
with the contract documents. Submittals to the architect such as shop drawings,
catalog data , material samples, and payment application are reviewed for
compliance with the contract documents. Certificates of payment and change
orders when required are issued by the architect for approval by the owner.
Additional details or full sized drawings are prepared by the architect
if required during the progress of the work. The services of a full time
representative, or more regular site visits are not included in the basic
services. When such services are provided they are considered additional
services.
